Where the number comes from
The Terai chain is built on the Bigha, and every step is a factor of twenty:
1 Bigha = 20 Katha = 400 Dhur = 72,900 square feet.
1 Katha = 20 Dhur = 3,645 square feet.
1 Dhur = 182.25 square feet.
So 10 Dhur = 10 × 182.25 = 1,822.5 square feet.
Those figures look arbitrary until you see them as squares. A Bigha is a square 270 feet on a side — 270 × 270 = 72,900. A Dhur is a square 13.5 feet on a side — 13.5 × 13.5 = 182.25, and 270 ÷ 20 = 13.5. The hill system works the same way: a Ropani is a square 74 feet on a side, which is 5,476 square feet. How big is 10 Dhur, really?
1,822.5 square feet is a plot roughly 43 feet square, or about 60 ft by 30 ft in a more typical town shape. It is a normal residential plot in a Terai town — comfortably enough for a house with room around it, and small enough that setbacks matter.
What you can build on it is a municipal question, not an arithmetic one. Every municipality sets its own setbacks from the road and the boundaries, its own ground coverage limit and its own height rules, and they differ between a ward on a highway and a ward off a lane. Ask the ward office for the rules that apply to the specific plot before you assume a footprint. As a rough frame of reference, a plot this size commonly leaves a footprint in the region of half to two-thirds of the land once setbacks are taken, which two or three storeys turn into a substantial house.
Careful: the Indian Dhur is not this Dhur
The words Katha and Dhur are also used across the border in Bihar and eastern Uttar Pradesh, with different values — a Bihar Katha is commonly taken as 1,361.25 square feet, which makes its Dhur about 68 square feet rather than 182.25. Local variants exist even within India.
